Once you’ve interviewed at least 3 agents and utilize my 41 Questions, it is time to showcase, position, and expose your home locally, and internationally. Remember that your first showing will be on the internet. Having a proven strategy and a broker willing to spend thousands of his own dollars upfront will get you the best buyer.

Here is how I do it:

  1. Full blown market survey and consultation so there are no surprises
  2. I won’t represent your buyer unless you direct me to.  I am your advocate.
  3. I bring a professional stager
  4. I hire a PROFESSIONAL photographer
  5. Your floor plan will be digitally drawn
  6. Preliminary title search will be performed to make sure there are no issues
  7. I will pay for a historical biography and permit search
  8. I will pay for a home warranty during our listing for your peace of mind
  9. Professional landscaping spruce-up
  10. Your property will have its own specific branded and URL SEO’d website (such as www.123MyStreet.com) with all the information available to anyone. There is no bait-and-switch
  11. For Sale Sign
  12. A monitored Digital lockbox will be installed (if desired)
  13. Custom signage for just your house
  14. Wonderful color flyers with layout on back
  15. Termite inspection consultation and coordination
  16. City inspection consultation and coordination
  17. Paperwork completed early so there are no delays later
  18. Listed on the Multiple Listing Service (MLS)
  19. Listed with expensive Realtor.com SHOWCASE ads
  20. List on Zillow
  21. List on Trulia
  22. List on Redfin
  23. Promote to thousands of brokers with email blasts
  24. “Just Listed” Postcards mailed out
  25. Door knocking to get the word out
  26. Promote at my weekly office meeting (we have 230 agents)
  27. Broker caravan (for ALL brokers)
  28. Los Angeles Time Ads
  29. Star News Ads
  30. Outlook Ads
  31. Advertised open houses if desired
  32. Terms such as Fiduciary and Agency will be explained
  33. Pre-screening of all buyers and financials
  34. I push agents to push their clients

  36. I cross promote with my 30+ websites
  37. I constantly guide it to your desired result
  38. Most up-to-date contracts are used (Calif Assoc of Realtors)
  39. I always cooperate with all brokers from rookie to pro
  40. Minimum weekly emailed detailed updates
  41. I answer my phone and return calls, texts, and emails promptly
  42. I triple check to make sure all items are completed on time
  43. Once in escrow I make sure the buyer follows the contract to close
  44. I am aggressive.
